Now with Ian’s landfall and local area tide chart, my old property on Lemon Bay projected to get ~6-8 ft storm surge. Don’t know how much of a buffer 5 mile long Manasota Key (IIRC elevation 3 meters) between Lemon Bay and Gulf of Mexico, will be.

Hope the new owners come thru with as little damage as possible, and given the property is in a FEMA flood plain, renewing their homeowner’s insurance is gonna be a bitch.

Homeowner’s shouldn’t be a problem, but generally doesn’t cover flood damage, especially in a flood plain. It’s the supplemental flood insurance that is going to be a real bitch.
